What’s it really like to buy a new construction home? I recently visited Esperanza in Boerne, Texas, and sat down with Jimmy Smith from Perry Homes to find out. Jimmy has nearly two decades of experience in luxury sales, and he gave me a clear picture of what to expect when building a home from the ground up. 

Building your dream home. We talked through the build process, which generally involves selecting your lot, choosing your finishes, and customizing the details to match your lifestyle. It’s a step-by-step journey, and while it takes more time than moving into a finished home, building a home gives you full control over design choices. If you're the kind of person who wants to pick every color and upgrade, this route definitely delivers.

Buying a move-in-ready home. If you don’t want to wait for a home to be built, an inventory home might be a better fit. These homes are already finished or close to it, so you can move in much faster. The downside of choosing inventory homes is that you simply can’t choose things like colors or finishes. There are also going to be some details that might not fit your preference. However, the upside is that builders often offer discounts to help these homes sell faster, which can save you a lot of money.

There are pros and cons to both options. Building a home means no discounts, but you get exactly what you want. On the other hand, inventory homes might not be personalized, but you can walk in, see the layout in person, and walk away with extra savings. It all comes down to your timeline, flexibility, and priorities.
