The housing market is unseasonably warm for this time of year.
With all this great weather in January, it makes me wonder if that's the reason why we're seeing all the buyers so early this year. Normally, January and February are slow months in real estate, and then we get busy in the summertime, but to my surprise, buyers are already out there.
It's the middle of January, and we have buyers looking from Nashville, Utah, Wyoming, California always, and Mexico; we even have all the defectors from Austin that are now moving to San Antonio. They're selling their houses at top dollar, and they’re loving the slower pace and the family-friendliness of the San Antonio area. You get a lot more house here for your buck.

If you want to sell before buying, there are still some great home products out there that offer you the opportunity to get a bid on your house. On the financing side, most mortgage lenders are offering free refinances for the next six months to a year. So go ahead and buy the house. Just deal with the rates because rates are still historically low at 6% to 7% range. That may be our new normal, but lenders are offering free refinancing for quite some time.
It's gorgeous outside, and it makes all of us want to look at working in our yards or finding something new. Maybe buy that piece of land to build the dream house or go to open houses.
